With so much information and advice online, do you still recommend using a real estate agent?

Yes, I recommend it, and here’s why.

While real estate information – which is readily available online and through apps for most properties – has made the average consumer more informed, buying a home is still a huge undertaking, requiring a lot of time, effort , knowledge and expertise. This is especially true given today’s competitive housing market conditions.

Let me start by pointing out that most of us choose to regularly seek help from professionals for various services, and that’s because no one is an expert in everything. Whether it’s getting your car repaired, getting a haircut, doing home renovations, filing taxes, or dealing with legal matters, some may choose to go it alone, but most of people appreciate help from those who specialize in their field.

Real estate is no different.

If you are looking for a home, a real estate agent can provide valuable advice and support to help you understand and interpret all the information, make informed decisions, and ultimately buy a property that suits you. agrees.

It is important to emphasize that real estate agents are regulated professionals qualified to best promote and protect your interests. They go through a solid real estate training program and pass exams before applying to be registered with the Real Estate Council of Ontario (RECO). Once enrolled, agents must regularly attend mandatory continuing education courses to maintain and improve their knowledge and skills. Agents can develop expertise in specific types of real estate.

Generally, you can expect real estate agents to offer a wide range of service options to buyers. These can include sharing their knowledge about housing in specific neighborhoods, monitoring market trends, offering strategic advice, arranging tours, negotiating the best price and handling paperwork at the customers name.

Since agents regularly deal with real estate transactions, they can also be a good source of additional information that may not be readily available, but is still relevant to you. This could include local school assessments, zoning and floodplain clearances, and whether certain areas are planned for future property development.

All agents are required to participate in the professional liability insurance program, which includes consumer deposit insurance and errors and omissions insurance. Consumer deposit insurance protects your financial deposit and can support the completion of your transaction in the unlikely event that cash is not available at closing. The program is administered by RECO and can provide protection and confidence throughout the transaction.
