How Roger Pettingell Became Sarasota’s Go-to Luxury Realtor

Roger Pettingell started his career in real estate in 1983, when he accepted a position as head of marketing for luxury residences from Arvida Corp. at Longboat Key. Pettingell’s responsibilities at Arvida included fundraising, organizing tennis and golf tournament activities, and cultivating partnerships with community leaders. In 1985 Pettingell moved from marketing to sales at Arvida, where he remained until the company merged with brokerage firm Coldwell Banker in 2002.

But, strangely, it wasn’t until the Great Recession that his business took off, thanks to increased spending on advertising and promotions, as other agents downsized or left the industry altogether.

“When the market was at its worst, that’s when I started to see my best,” Pettingell remarked. “We went through a period of planes crashing into the World Trade Center and the Gulf of Mexico being devastated by a big oil disaster, but my business was improving. It was something I didn’t expect. to have.

But being No. 1 isn’t exactly uncharted territory for him. In a number of previous years, Roger Pettingell was the best real estate agent in Sarasota and Manatee counties for overall sales volume. He was also Coldwell Banker’s top residential real estate associate in Florida during those years, according to statistics from the Multiple Listings Service. He is currently the #1 real estate agent in Florida with Coldwell Banker and now has over $1 billion in real estate sales.

Roger Pettingell has made that billion in sales throughout his career by taking risks when others are scared. In 2012, he almost broke his own record with $50.7 million in real estate transactions.

The Southwest Florida senior real estate salesperson has grown his business rather than resting on his laurels at the top of his game. He increased his payroll by two positions, aggressively expanded his social media presence, and built relationships with some of the most renowned brokers in the country.

Pettingell’s overall sales volume increased 22% the following year, significantly outpacing the rapidly growing market, earning it the position of Southwest Florida’s most profitable real estate agent for the fourth times in six years.

In 2013, Roger Pettingell made 59 sales deals through completion, with total sales reaching $61.85 million, a personal high.

Luxury realtor Coldwell Banker has also sold more properties valued at $1 million or more in Sarasota County than any other realtor.

He attributes his accomplishments to his willingness to take risks when others hesitate. That’s why, despite the Great Recession and the worst local housing collapse in 50 years, he fought to grow his business while others floundered.

“It has a lot to do with the machine I created,” says Pettingell. “It took a long time to prepare because I have been doing this for 20 years. I feel like I’m running a multi-million dollar business.
